A townhouse isn't a small villa. It isn't a big apartment either.

Most Dubai townhouses, in communities like Arabian Ranches, Town Square, Mudon, DAMAC Hills and JVC, have their own AC units, their own water heaters, often a rooftop water tank with a transfer pump, a small garden, and shared walls with the neighbours. You're responsible for far more equipment than an apartment owner, but you don't have the pool, the large garden or the big plant rooms of a standalone villa.

So a good townhouse contract leaves out the pool and landscaping add-ons that pad villa quotes. It concentrates on what actually fails in these homes: AC in summer, water heaters and pumps, drains, and the electrical load that comes with running several AC units at once.

Air conditioning

AC is the biggest item in any Dubai townhouse contract, and it's the reason most owners sign one.

Preventive visits cover filter cleaning, refrigerant checks and coil inspections. That's the work that keeps a unit running efficiently through July and August, rather than failing on the hottest weekend of the year. DEWA recommends cleaning AC filters at regular intervals and setting thermostats to 24°C in summer, and a proper service makes it much easier to hold that setting comfortably.

Duct cleaning is different. It's a separate, more involved job, and in our contracts it's offered as an optional add-on rather than bundled in.

Plumbing and water heaters

Townhouse plumbing covers more than taps. There are usually several bathrooms, one or more water heaters, a rooftop tank and a pump that moves water to it.

Our plumbing scope covers inspections, leak detection, drain cleaning, water pressure checks and fixture repairs. Slow drains, a dripping mixer or a water heater that's stopped heating are typical townhouse call-outs, and they sit squarely inside the contract. A failed pump or a new water heater is a part, so it's quoted separately.

It helps to know where responsibility splits. DEWA states that its responsibility ends at the water meter, and that internal connections after the meter belong to the customer or owner. That's the part your AMC looks after.

Electrical

Electrical visits cover routine inspections, DB board checks and circuit testing, plus minor repairs such as a faulty socket, a tripping circuit or a light fitting that's stopped working.

Townhouses run three or four AC units at full load for months on end. Loose connections and tired breakers show up under that kind of load, which is why we check the DB board on every preventive visit rather than waiting for something to trip.

General handyman work

This is the part of a contract people underrate. Doors that stick after the humid months, a cabinet hinge that's worked loose, curtain rails, TV mounts, paint touch-ups after a tenant moves out. Small jobs, but they add up if you're paying for each one.
