Key Takeaways

  • A warehouse AMC in Dubai should cover HVAC and ventilation, electrical distribution and high-bay lighting, pumps and plumbing, drainage, water tanks, roof and building fabric, plus emergency call-outs and service records.
  • Warehouses vary far more than offices. An ambient storage shed, a cold store and a pharma facility need very different schedules, so plans are usually custom.
  • Fire systems, lifting equipment and specialist dock or door mechanisms usually sit with certified specialists, not the general AMC.
  • Summer shapes the calendar. Roof and outdoor work has to respect the UAE midday break, and cooling systems carry their peak load from June to September.
  • Good records support audits, insurers and landlords, and help you plan replacements before they become breakdowns.

What Does a Warehouse AMC Cover?

A warehouse AMC in Dubai is a yearly maintenance contract covering the building systems that keep a storage or industrial site running: air conditioning and ventilation, electrical panels and lighting, pumps, plumbing and drainage, water tanks, roof and building fabric, scheduled inspections and emergency call-outs. Fire systems and specialist equipment are usually maintained separately by certified contractors.

That's the core. What sits on top depends entirely on what your warehouse does.

A dry goods shed in Al Quoz might only need its office AC, lighting, washrooms and drainage looked after. A temperature-controlled site in Dubai Investments Park or Jebel Ali Free Zone is a different animal, where cooling failure means spoiled stock and the AMC becomes part of your quality system. Most sites sit somewhere in between.

We've written this for warehouse owners, logistics operators and the facility managers who look after industrial units. It covers what the contract should include, what it usually shouldn't, and how to set one up so it fits your operation rather than a generic template.

‍

Why Warehouses Need Their Own Kind of AMC

Warehouses don't fail like offices. They're big, tall, often under-occupied in some zones and running flat out in others. Problems hide in ceilings 10 metres up, on roofs nobody visits, and in pump rooms that only get attention when the washrooms stop working.

Three things make Dubai warehouses particularly demanding.

Heat. Large metal roofs absorb enormous amounts of heat in summer. Even unconditioned warehouses rely on ventilation, and conditioned ones carry huge cooling loads.

Dust. Industrial areas see a lot of it, from trucks, open dock doors and nearby construction. Filters, condensers and electrical panels all suffer.

Long hours. Many logistics sites run around the clock. There's no quiet weekend to do the maintenance, so it has to be planned around shifts.

What a Warehouse AMC Should Include

Here's the scope we'd expect to see, system by system.

System What the AMC should cover Why it matters in a warehouse
HVAC and cooling Split, ducted, VRF and package units, office and mezzanine AC, filters, coils, drains, refrigerant checks Stock protection, staff comfort, energy use
Ventilation Exhaust and supply fans, louvres, evaporative coolers where fitted Heat build-up in ambient storage
Electrical distribution Main and sub-distribution boards, connections, thermal checks, breakers Fire risk and unplanned shutdowns
Lighting High-bay fittings, external and yard lighting, emergency lighting Safety in aisles, docks and yards
Pumps and water Booster and transfer pumps, tanks, valves, water heaters Washrooms, kitchens, wash bays
Drainage Floor drains, gullies, interceptors, roof drainage Flooding and stock damage after rain
Roof and building fabric Roof sheets, fixings, gutters, sealants, doors, partitions, floors Leaks and water damage to stock
Washrooms and welfare areas Fixtures, plumbing, AC and lighting in offices and staff areas Staff welfare and hygiene
Records and reporting Asset register, job sheets, inspection reports Audits, insurers, landlords and budgeting

HVAC and ventilation

Most Dubai warehouses have at least two climates. The offices, mezzanines and control rooms are fully air conditioned. The storage floor might be ambient, ventilated, cooled or temperature-controlled.

The AMC should cover all of it: filters, coils, condensers, drains, refrigerant checks and controls on the conditioned side, and fans, belts, motors and louvres on the ventilated side. For temperature-controlled zones, add regular temperature readings and a clear escalation route if they drift. Larger sites may also run chillers or rooftop package units, which need their own planned maintenance.

Evaporative coolers and air washers deserve a specific mention. Dubai Municipality's technical guidelines for Legionella control in water systems apply to commercial buildings and labour accommodation among others, and include systems such as air washers and humidifiers in the risk assessment. The same guidelines call for cooling systems to be cleaned and disinfected at least every six months, and for any cooling system shut down for more than four days to be cleaned before it restarts. If your site uses evaporative cooling, that belongs in the contract.

Electrical systems and lighting

Industrial electrical systems carry heavier loads than commercial ones, and faults tend to show up as heat before they show up as failures. A good AMC includes regular checks of distribution boards, tightening of connections, thermal scanning where practical, and testing of breakers and RCDs.

Lighting is the other big item. High-bay fittings over racking need safe access equipment to reach, so they're easy to neglect. Yard and perimeter lighting matter for security and night operations. Emergency lighting along aisles and escape routes should be tested on a regular schedule. Where your site has a standby generator or UPS, routine checks should be on the list too, with major servicing handled by the equipment specialist.

Pumps, tanks and plumbing

Most warehouses depend on pumps they never think about: booster pumps for washrooms, transfer pumps from ground to roof tanks, and sometimes sump pumps for drainage. When one fails, the effect is immediate.

The AMC should cover pump checks, pressure tests, valve operation and leak repairs. Water tanks need attention as well. The Dubai Municipality guidelines call for storage tanks to be inspected at least monthly and cleaned and disinfected at least twice a year. Tank cleaning is usually an add-on to the AMC rather than a standard inclusion, so check your contract.

Roof, drainage and building fabric

Rain is rare in Dubai. That's exactly why roof drainage gets forgotten.

When a heavy storm does arrive, blocked gutters, clogged roof outlets and loose roof sheets can put water straight onto your stock. A pre-winter check of roof sheets, fixings, sealants, gutters and downpipes is one of the cheapest insurance policies a warehouse can buy. Floor drains and gullies need the same attention at ground level.

Inside, the AMC should handle doors, partitions, damaged floor areas, office fit-out repairs and painting where needed.

‍

What a Warehouse AMC Usually Doesn't Cover

These items normally sit with specialist contractors. Your AMC provider can coordinate access and work around them, but shouldn't be doing certified work it isn't approved for.

Item Who usually handles it
Fire alarm, sprinkler and suppression systems A Dubai Civil Defence approved fire contractor
Forklifts and material handling equipment The equipment supplier or a specialist
Racking inspections A racking inspection specialist
Dock levellers, high-speed doors and roller shutters The manufacturer or a specialist door contractor
Cold room refrigeration plant A refrigeration specialist, often the installer
Lifts and goods hoists A licensed lift maintenance company

Gate barriers and access control can go either way. If your site has vehicle barriers at the yard entrance, our guide to industrial gate barrier systems in Dubai explains how they're installed and maintained.

Spare parts and major replacements are also usually outside a standard AMC. Expect them to be quoted separately, ideally with clear approval steps before work starts.

How Often Should a Warehouse Be Serviced?

There's no single answer, which is why warehouse plans are usually custom rather than fixed packages.

As a starting point, we'd expect quarterly preventive visits for HVAC, electrical and plumbing on most sites, with monthly checks on critical cooling, pumps and anything supporting temperature-controlled storage. Roof and drainage checks fit best twice a year, before the summer heat and before the winter rain season.

Summer also changes how work is scheduled. The UAE's midday break announced by MOHRE bans work under direct sunlight in open-air areas between 12:30 and 3:00 pm from mid-June to mid-September. Roof work, rooftop AC servicing and yard repairs need to be planned around it, which usually means early mornings.

‍

Working Around Operations

A warehouse that runs shifts can't stop for maintenance. The AMC should be built around your operating pattern: visits during quieter shifts, work in one zone at a time, and clear coordination with your warehouse supervisor on access to racking, docks and high-level equipment.

Safety on site matters too. Technicians should follow your site induction, permit-to-work and lifting equipment rules, and keep clear of forklift routes. Ask any provider how they handle this before you sign.

AMC or Facility Management?

For many warehouses, an AMC is enough. For larger sites, or groups with several warehouses, a fuller facility management arrangement can make more sense, adding vendor coordination, compliance tracking and an on-site team. Our article comparing an AMC with facility management in Dubai sets out where the line usually falls.

‍

How We Set Up a Warehouse AMC

We start with a site assessment. We walk the site with your facility or operations manager, build an asset register of AC units, fans, boards, pumps, tanks and lighting, and note your shift patterns, storage types and any problem areas.

From there, we propose a schedule and scope that fits the site, with flexible scheduling, priority emergency response and unlimited emergency and non-emergency call-outs. Larger complexes can have an assigned site team and AMC manager, and multi-site operators can run every warehouse under one framework with one point of contact. Duct cleaning, water tank cleaning and pest control are available as add-ons.

Behind it, we bring over 20 years of maintenance work in Dubai, 50-plus certified technicians, DEWA-registered electricians and ISO-certified processes. You can see how our annual maintenance contracts for industrial and warehouse facilities work, or request a warehouse AMC assessment from GeeM and we'll scope it with you on site. You can also call us on 800 4336.

Disclaimer: This article is general guidance for warehouse owners, operators and facility managers. It isn't legal or engineering advice. Dubai Municipality, Dubai Civil Defence, free zone authority and MOHRE requirements can change and may vary by site, so confirm your obligations with the relevant authority. Electrical, fire, refrigeration, lifting equipment and work at height should only be carried out by appropriately licensed and trained professionals.
