Café and Coffee Shop AMC in Dubai: What Should Be Covered

Post Details
Key Takeaways
- A café AMC in Dubai should cover air conditioning, refrigeration support, water supply and filtration lines, drainage and grease trap plumbing, electrical safety and general repairs.
- Water is the café-specific risk. Espresso machines, ice makers and handwash sinks all depend on clean, steady supply and free-flowing drains.
- Dubai Municipality's grease trap guideline names cafés directly and requires traps to be cleaned at least twice a month by registered companies.
- The coffee machine itself is usually serviced by its supplier. The AMC looks after everything it plugs into.
- Maintenance should happen outside trading hours, with priority response for faults that stop service.
Why a Café Needs a Different Maintenance Plan
A café or coffee shop AMC in Dubai should cover the systems that keep you trading every day: air conditioning, refrigeration and chillers, water supply and filtration lines, drainage and grease traps, electrical circuits for high-load equipment, and minor repairs. It should run on a fixed visit schedule, outside opening hours, with dated records ready for a Dubai Municipality inspection.
Cafés sit in an awkward spot. They're smaller than restaurants, so owners often assume they need less maintenance. But a coffee shop runs a surprising amount of kit for its size, opens early, closes late and gets busier the hotter it gets outside.
Think about a typical day at a café in JLT or Business Bay. The door opens hundreds of times. The espresso machine is on for twelve hours or more. Display chillers sit right next to the window, in full afternoon sun. And if the AC or the grinder's circuit fails at 8 am, you're not losing a meal service. You're losing the morning rush, which is often most of the day's takings.
So the contract needs to reflect how a café actually works.
What a Café AMC Should Cover
Here's the scope we'd expect in a well-written coffee shop maintenance contract. Your menu, size and location will shape the details.
Air conditioning
AC is usually the biggest single item in a Dubai café contract.
Front-of-house units fight a constant stream of hot air every time the door opens. Add a glass frontage and a terrace, and the cooling load climbs further. Dusty filters and dirty coils make it worse, and so does a condensate drain that's slowly clogging. A drip from a ceiling cassette above a pastry display isn't a small problem.
Your AMC should cover filter cleaning, coil cleaning, drain line flushing and a check that thermostats are reading correctly. If your café is in a mall, check who owns what. Many mall units are fed by a central or district cooling system run by the landlord, with the tenant responsible for the fan coil units and controls inside the shop. Your contract should match that split exactly.
Refrigeration and chillers
Display fridges, under-counter chillers, milk fridges and freezers all need routine attention. Condenser coils clog with dust and grease, door seals wear, and units placed near ovens or windows work harder than they should.
Dubai Municipality's Food Code says high-risk foods shouldn't be held between 5°C and 60°C for more than four hours. That's the rule your chillers support every minute you're open. An AMC visit should include coil cleaning, seal checks and a temperature check on each unit, with any reading that's out of range written down and acted on.
Specialist refrigeration repairs, such as compressor replacement or refrigerant work, may need the equipment's supplier or a refrigeration specialist. A good AMC provider will tell you where that line sits.
Water supply, filtration and the espresso machine
Here's the part most maintenance guides skip.
The espresso machine is the heart of a coffee shop, and it's usually under a separate service agreement with the supplier or a barista technician. But the machine can only perform as well as the water reaching it. If the supply line kinks, the filter housing leaks or the pressure drops, the shots suffer and the machine works harder.
So the AMC should cover the plumbing around the machine: the incoming supply, isolation valves, filter housings, the drain line and any leaks under the counter. Ice makers need the same attention. The Food Code says ice that touches food must be made from drinking water, which makes clean supply lines and filters part of food safety, not just equipment care.
Water tanks matter too. If your café has its own storage tank, the Food Code says tanks should be cleaned and disinfected at least twice a year.
Drainage and grease traps
Coffee grounds, milk residue and food waste are hard on drains. A slow sink on Monday can be a blocked line by Thursday.
Dubai Municipality takes grease seriously. Its grease trap guideline lists cafés alongside restaurants as food oil and grease producers that must install grease traps. It requires traps to be cleaned at least twice a month, and only by companies registered and approved for grease trap cleaning and waste removal. It also forbids the use of acids, caustics, solvents, enzymes or emulsifiers when cleaning traps.
That splits the work in two. The pumping and waste collection belongs with a registered grease trap company. The AMC should cover the plumbing side: drain clearing, trap connections, pipework, and fixing leaks or damage around the trap.
Electrical
A busy café runs espresso machines, grinders, ovens, blenders, fridges, signage and lighting, often on circuits that were never planned for all of them at once.
Your AMC should include distribution board checks, tightening of connections, socket and switch repairs, lighting and signage fixes and emergency lighting tests. If breakers keep tripping when the oven and espresso machine run together, that's worth investigating properly rather than resetting every morning. We use DEWA-registered electricians for this work.
What a Café AMC Usually Doesn't Cover
A clear scope prevents arguments later. These items usually sit with specialists, even when your AMC provider helps coordinate them.
Pest control is a common add-on to café contracts. On our commercial plans, duct cleaning, water tank cleaning and pest control are available as options rather than fixed inclusions, so you only pay for what your premises needs.
How Often Should a Café Be Serviced?
Quarterly preventive visits are a sensible starting point for most cafés in Dubai, with more frequent checks on refrigeration and drains for busy sites. On our commercial AMC plans for restaurants and cafés, AC, electrical and plumbing checks start at four visits a year, with unlimited emergency and non-emergency call-outs.
Some items run on their own clock. Grease traps follow Dubai Municipality's twice-a-month minimum. Chiller temperatures should be logged daily by your own staff. And the espresso machine follows its supplier's service interval.
Summer changes things too. From June to September, AC and refrigeration work hardest, and small faults show up faster. It's worth booking a full AC service just before the hot months start.
For a broader view of planned upkeep, our preventive maintenance checklist for commercial properties is a useful companion.
Working Around Trading Hours
A café can't close for a morning so someone can clean the AC coils. Maintenance has to fit around service.
We plan preventive visits and non-urgent work during off-peak hours, including evenings, nights, weekends and public holidays. For cafés, that usually means before the doors open or after the last order. Urgent faults that stop you trading, such as AC failure on a summer afternoon or a dead circuit behind the counter, should get priority response.
Ask any provider how they protect your counters, food areas and stock during a visit. Covering surfaces, cleaning up properly and leaving the space ready for service should be standard.
Records That Help at Inspection Time
Dubai Municipality inspectors look at food establishments closely, and landlords in malls often ask for maintenance evidence too.
A good café AMC gives you dated job sheets, checklists, temperature readings taken during visits and photos of significant repairs. Keep those alongside your own daily temperature logs and your grease trap collection records. If an inspector asks how your chillers are maintained, you'll have the answer in one place.
Café AMC or Restaurant AMC?
They overlap, but they're not the same. A full-service restaurant usually has heavier cooking, larger hoods and more complex kitchens. A café leans more on water, refrigeration and front-of-house comfort. If your menu is moving towards full hot food, our wider guide to restaurant maintenance in Dubai covers the kitchen side in more depth.
How We Set Up a Café AMC
We start with a site visit. We walk the café with you, list the AC units, chillers, water heaters, boards and drainage points, and note your opening hours and busiest periods.
Then we build a schedule around them. A kiosk in a mall and a two-floor café with a terrace in Jumeirah won't get the same plan. Multi-branch operators can run every outlet under one framework, with one point of contact.
Behind it, we bring over 20 years of maintenance work in Dubai, a team of 50-plus certified technicians, DEWA-registered electricians and ISO-certified processes. You can see how our annual maintenance contracts work across property types, or get a café maintenance quote from GeeM and we'll scope it with you on site. You can also call us on 800 4336.

Frequently Asked Questions
A café AMC is a yearly maintenance contract that covers a coffee shop's building systems, including air conditioning, refrigeration support, plumbing, drainage, electrical and general repairs. It combines scheduled preventive visits with call-outs for faults, and it should give you dated records for inspections.
Usually not, because espresso machines are normally serviced by their supplier or a specialist barista technician. The AMC covers what the machine depends on: the water supply and filter housing, the drain line and the electrical circuit.
Dubai Municipality's grease trap guideline requires cleaning at least twice a month, and more often during busy periods if inspectors require it. The cleaning and waste collection must be done by a company registered and approved for grease trap services.
The cost of a café AMC depends on the size of the premises, the number of AC units and chillers, visit frequency and any add-ons such as duct cleaning, water tank cleaning or pest control. We don't publish fixed prices for cafés, because a mall kiosk and a large café with seating and a terrace need very different scopes. A site visit gives you an accurate quote.
Yes, preventive visits and non-urgent work can be scheduled before opening, after closing, at weekends or on public holidays. Urgent faults that stop service are handled as priority call-outs.
